143-bed Hampton by Hilton hotel in York city centre

O’Neill Associates worked successfully on behalf of Avantis Hotels to obtain planning consent for a new 143-bedroom Hampton by Hilton hotel with six-storey apartment block providing 8 luxury private residences at Piccadilly in York city centre.

 The Piccadilly site is located alongside the River Foss, and overlooks the Castle area on the west bank which contains some of the most historically and architecturally important buildings in York including Clifford’s Tower, the Debtors and Female Prison (used as York Museum) and the Crown Court, all of which are Grade 1 Listed.  The site is within the Central Historic Core Conservation Area and city centre Area of Archaeological Importance, and is in Flood Zone 3.  

 O’Neill Associates worked closely with the client team to achieve approval for improvements to a previously consented scheme, including additional room numbers and design enhancements to the Piccadilly frontage, whilst being sympathetic to the sensitive surrounding context and preserving key views from Clifford’s Tower to the Grade I listed St Deny’s Church.

 Following approval, O’Neill Associates worked with consultants and relevant consultees to address a challenging range of pre-start conditions on technical issues including those relating to flood resilience, archaeology, and contamination. 

 The high-quality scheme will assist in reinvigorating this part of the city centre as part of the Castle Gateway regeneration area.  Construction work commenced work on the £25m project commenced in late 2019, and the hotel is due for completion in the first quarter of 2021.
